What we do
We don't guess — we measure and analyse to strict European standards. Choose the area you need.
From the first call to the report
Four steps, no surprises. Diagnosis is a separate service from the repair — first we establish exactly where the problem is, then you decide how to put it right.
Call and consultation
You describe what you are seeing — a stain, a bill, a drop in pressure. We ask a few questions to judge which method is needed and tell you what to prepare.

Inspection on site
We arrive at the agreed time with the full set of instruments, look over the property, establish the history of the problem and mark out the zones to measure.
At a time that suits you
Non-destructive measurement
Thermal camera, moisture meters and, where needed, CCTV survey or acoustics. We locate the defect precisely, without breaking anything open.
40 minutes – 2 hours
Report and recommendations
You receive an official document with thermograms, photographs, measured readings and a conclusion on the cause — with it, the repair is commissioned precisely.

Why choose us
German standard of analysis
Measurements and conclusions are made under a specialist who qualified in Germany.
World-class equipment
We invest only in the best: FLIR, Tramex, SebaKMT, Echologics, Radiodetection, Wöhler and Vivax-Metrotech.
100% without demolition
We locate the problem non-destructively — no smashed bathroom, no dug-up yard, no ruined surfaces.
Over 10 years of experience
Thousands of faults located in residential, industrial and public buildings across Bulgaria.
Protecting health
We stop damp before mould and mildew threaten the people breathing the air.
Transparent terms
Clear conclusions based on real measurements, with no hidden charges and no guesswork.

The whole floor stayed intact
We had trouble with the heating, because the pressure in the system kept dropping. We thought the entire laminate and screed on that floor would have to come up. ProKanal came and found the exact point of the breach. They saved us an enormous amount of money. Recommended!

Straight with us from start to finish
A very serious firm. They explain everything precisely and clearly, with no waffle, they work extremely carefully, and the price was exactly what we agreed on the telephone. You rarely meet people as straight as this. Thank you!

The sealing was quick
After the water meters were replaced they had to be sealed. They came at the agreed time, finished in under an hour and prepared the paperwork. The water utility accepted everything first time, with no trips back and no explaining.

Frequently asked questions
Can a thermal camera detect a leak through walls, screed or tiles?
Yes, the FLIR thermal camera is designed for exactly this. It does not physically “see” through the materials themselves; it captures the infrared radiation and the temperature differences at their surface. Because damp zones behind walls, screed or tiles change the temperature of the material, the camera renders them instantly as clear temperature anomalies.
What is the difference between condensation and an active leak?
Condensation is surface moisture caused by warm, humid air meeting a cold surface (a cold bridge, for instance). An active leak is water entering from inside the wall or the floor because of a plumbing fault or compromised waterproofing. By combining a FLIR thermal camera and a moisture meter, we can determine with 100% accuracy whether the damp is at the surface (condensation) or coming from depth (a leak).
What is SebaKMT correlation, and why is it better than an ordinary microphone?
An ordinary geophone requires the operator to walk step by step along the entire route of the pipe, which is difficult over long distances or with deeply buried networks. The SebaKMT correlator calculates the position automatically through a mathematical comparison of the noise from two points. This is the most reliable way to diagnose trunk water mains and long supply lines between buildings.
Does the drain need to be clean before a CCTV survey?
In the case of a complete blockage and standing dirty water, the camera has no way of seeing through the murky liquid, particularly in large pipes above Ø300. In such situations we first carry out cleaning or high-pressure (hydrodynamic) clearing with our combination machines, then introduce the camera for inspection.
How is a pipe found underground without digging?
Depending on the material and type of pipe, electromagnetic locators, signal transmitters, sondes or other survey methods can be used. Where conditions allow, the route can be followed from the surface and marked out without digging along its whole length first.
How much does it cost to have a water meter sealed?
The charge for fitting the seal itself is set by the utility and is paid by the customer – in Sofia that is a few euros per meter. The work on the assembly is priced separately: replacing the meter, changing a stopcock, or building a new assembly. That is why we inspect first and tell you what your case actually requires before you commit to any spend.
Is the DRYMAT® system safe for people and pets?
The DRYMAT® system works with regulated direct voltage in the low-voltage range. Installed professionally and operated as intended, it is designed for permanent use in buildings.
What governs it are the applicable requirements for electrical safety and electromagnetic compatibility (EMC), along with the documentation of the manufacturer.
How long does it take to find a leak in a car?
Depending on the complexity of the car and its construction (a panoramic roof, numerous modules), diagnosis with ultrasound and smoke usually takes between 1 and 3 hours.
Does ProKanal EOOD issue an official technical report?
Yes. After every thermographic and moisture-metering diagnosis an official technical report is produced. This document contains thermograms (heat images), real-time photographs, a professional conclusion on the source of the fault and recommendations for putting it right.
How should I prepare the room before moisture measurement?
For maximum accuracy, the surfaces in the inspection zones must be dry (not wetted with water immediately before the inspection). If you suspect damp around central or underfloor heating pipes, it is advisable to switch the system on 2–3 hours before our team arrives, so that the temperature difference needed for the thermal camera is established.
Can Echologics equipment detect leaks on plastic (PE/PVC) pipes?
Yes, this is one of the greatest advantages of Echologics systems. Because plastic pipes muffle sound very quickly and standard instruments struggle, Echologics uses specific sensors and software optimised to capture the low-frequency sounds typical of polyethylene pipelines.
Can a robotic camera work in pipes with a high flow of water?
When surveying large collectors (from Ø300 to Ø1500) it is desirable for the water flow to be reduced or diverted if possible. Our robots are heavy and stable, however, which allows them to move and record successfully with a moderate level of water at the bottom of the pipe.
