Thermal imaging leak detection
We locate hidden leaks inside buildings with FLIR thermal cameras and Tramex moisture meters — precisely, and without breaking anything open.
- No tiles or screed broken
- FLIR cameras and Tramex meters
- Official technical report
- Result in 40 minutes to 2 hours
Suspect a hidden leak at home, in an office, a warehouse, a school or a production hall? Don’t start breaking things open. We locate leaks inside buildings of every type without destroying a single surface. We are based in Sofia and travel throughout the country.
What we find
- Concealed risers — leaks in supply and waste pipes inside walls and service shafts.
- Underfloor heating — the exact breach in pipework beneath screed and tiles.
- Roofs and terraces — failed waterproofing and the points where rainwater gets in.
- Basements and underground garages — where damp is entering the structure.
How thermal imaging works
Every surface emits infrared energy that the eye cannot see. The camera captures it and renders a temperature map. Wet areas change the thermal behaviour of the material and show up as clearly defined patches — which is how we find the defect itself, not merely the place where water has collected.
How a survey runs
- We establish the temperature difference the method depends on.
- We sweep the suspect runs and surfaces with the camera.
- We read the anomalies live, separating an active leak from historic damp.
- We pinpoint the source and issue an official technical report.
How to prepare
- Run the heating or underfloor system for 2–3 hours before we arrive.
- Keep the areas under inspection dry for at least 2 hours beforehand.
- Provide access to risers and distribution boxes — and to neighbours where relevant.
- For terraces and flat roofs, there must be no standing water and no direct sun.
Thermal imaging is for surveys inside buildings. For leaks on buried mains outside, see acoustic leak detection.
