Three methods for finding a leak without breaking open
“Without breaking open” sounds like advertising, but it is a technical description. It means the location of the defect is determined by measuring at the surface, rather than by demolishing until water appears. Here are the three methods that get you there, in the order we apply them.
First: the thermographic survey
The thermal camera provides the map. It scans walls, floor and ceiling and shows where the temperature differs from what it should be. A wet zone conducts heat differently from a dry one and appears as an anomaly — often in the shape of the pipe run itself.
This method answers the question “where should we look carefully”. It is fast and covers a large area in minutes, which makes it the right place to start.
What helps produce an accurate result
- With underfloor or central heating, the system is switched on 2–3 hours before the inspection.
- The room is not heated or cooled artificially immediately beforehand.
- On terraces and roofs there must be no standing water and no direct sunlight.
Second: measuring moisture at depth
The thermal camera sees the surface. The moisture meter says what lies beneath it. Tramex instruments read the moisture content in the structure of concrete and masonry and give numbers rather than a picture.
This is where the most common argument is settled: condensation or an active leak. Surface moisture from condensation has an entirely different profile from screed saturated above a fractured pipe. The numbers go into the report and make the conclusion checkable.
Third: water-load testing
Once the first two methods have narrowed the zone, the source still has to be proved. We introduce water into a specific part of the installation under control — shower, trap, WC, a separate branch — and watch the response with the moisture meter and the camera.
That is how “it leaks from the bathroom” becomes “it leaks from the shower trap”. The difference is between a broken bathroom and a broken square metre.
When a fourth is needed
Where drainage is suspected, a CCTV survey is added — a camera enters the pipe and shows the crack, the displacement or the root from within. For external underground runs we move to acoustics and correlation, because there is no surface there to scan.
