Blistered walls, falling plaster, staining or a persistent smell of mould? Before any repair, the source has to be established — otherwise the problem returns within weeks.
The usual causes
- Concealed plumbing leaks — breaches in pipes, failed traps or joints behind walls and boxing.
- Leaks from neighbours — poorly waterproofed bathrooms and terraces above.
- Condensation and poor ventilation — surface moisture from inadequate air exchange and cold bridging.
- Failed waterproofing — rainwater through roofs, façades and joints.
- Rising damp — groundwater climbing the walls of basements and ground floors.
Condensation or a leak
The two look identical and are solved in completely different ways. Condensation is surface moisture where warm air meets a cold surface. An active leak comes from within the wall or floor. Combining a FLIR camera with a Tramex meter answers the question definitively — we measure the moisture percentage at depth in the material, without drilling.
Why it shouldn’t wait
Mould develops 24 to 48 hours after moisture appears, and its spores circulate in the air. Beyond the risk to breathing and allergies, prolonged damp weakens concrete, corrodes reinforcement and destroys plasterboard.
